  • "We was a family of 9 adults with 3 kids , went for new year 29th Dec 2023."

    When arrived 1430pm the place was ready and look amazing, but only a few issues, as you come off the main road, you Drive up a long narrow farm track BUT at near the end of it I would recommend to the farmer to put some ash felt on it as its very very bumpy as my sons car was bottoming out on it,,,, the house its self is OK, only the 1st day the electricity kept on triping out , we contacted the owner and within a hour a man came a fixed it , we had a 18 month old girl , and yes they was 2 safety gates ,that didn't work and was under a cupboard broken and did not fit , as for the games room was not that great , yeas i no it was winter and cold and a storm it was leaking water , I also recomend that the owner , gets a few more glasses and they was only 9 forks for dinner ,, so just few issues easy fixed , I also would definitely recommend the owner puts a nice shower in one of the bedrooms as all they is yes 2 baths but the shower is only a basic one on taps and needs up grading , they is a stray cat as soon as we pulled up the cleaner did tell us he dose wander in houseif you leave door open , but as this sound s a lot , we had a good time ,,,, Dave

  • "Beautiful farmhouse."

    Lovely comfortable stay, farmer/owner very accommodating and friendly. Issues with electricity, lights downstairs kept tripping electricity off but managed with lamps. Clean, warm and cosy. Lovely to have a hot tub and a games room.

  • "Friendly people running it, lovely place full of character and perfect for kiddies and dogs."

    Hot tub could of done with a little more maintenance (daily use by a lot of us) and there was a pair of knickers under one of the beds left by previous occupants but I would happily go again, it’s a very relaxed and comfortable family holiday home close to beautiful walks and beaches where we saw dolphins.

  • "Clean and spacious, in need of general upgrade as it appears ‘tired and worn’ Missing specific items: bread knife, measuring jug, scissors, chopping boards."

    One shower over bath not really sufficient for property catering for up to 12 guests - walk-in shower desperately needed to cater for ‘older’ people. Property listing needs to say steep steps from car park to doors. Having chosen the property specifically as it had a hot tub we were disappointed to hear via Sykes website that due to energy price increase that there would be an additional charge of £250 for the use of the hot tub. We decided as a group not to pay this extra charge. Towards the end of the holiday, when the owner was carrying out routine testing on the hot tub this was mentioned as the reason we had not used the hot tub and his reply was that he knew nothing about this arrangement at all! Obviously there needs to be more accurate communication?

  • "We are a family of 10 (mostly adults) and one dog."

    The Farmhouse was easy to find. Plenty of parking. Beautiful location, perfect for exploring the many coastal towns, most of which are within a 30 - 50 minute drive. The Farmhouse is welcoming, spacious and spotlessly clean. Very well equipped with everything we needed for a thoroughly enjoyable holiday. We had a problem with Wi-fi connection, which the owner quickly fixed. Would definitely recommend the Farmhouse if you’re looking for a property that allows for a great family holiday.

  • "A large farmhouse with plenty of room for a large party, however I think a second shower would be a big improvement."

    The family bathroom had a bath with shower over the bath. The ensuite bathroom only had a bath so in effect only 1 shower available for up to 12 people, took a lot of time up trying to get showered.

  • "Lovely spot."

    Nice walks. Easy access by car to local spots like Aberystwyth. The house was comfortable and warm with plenty of space for our party of 11. The WiFi was a bit unpredictable which was a bit difficult as my husband was working while we were there but otherwise it was like a home from home and we would book again.

  • "The farmhouse was awesome."

    There was no heating when we got there due to sub zero temperatures freezing pipes or something but they soon got a maintenance man out and got it sorted and lit both fires for us to help keep warm. We all had a great time, 12 people 2 dogs, everything was provided. Only 1 criticism, we struggled to sit all 12 of us in the sitting room to watch the world cup, could probably do with another telly in the big conservatory.

    Great location - hidden away in the countryside. And the house itself was really lovely with lots of great space for socialising. The driveway was a bit bumpy, and the games room a bit tired, but beyond that a lovely place.to stay and would recommend.

  • "My family had a lovely week at these properties."

    We had 15 people and 6 dogs spread across the three cottages. We all loved the views from the fields of the surrounding area, the woodland walks directly from the doorstep. Andy, the owner, is onsite if you need anything and ensures any needs are met, such a friendly bloke! I would definitely recommend these properties and hope to go again with my family.

Short drives to all our favourite places and the owners were lovely and friendly. We do these holidays every year and we were blown away with this one. Would recommend to anyone with a large family.     Being able to use a field to exercise the dogs first thing and evenings was extremely helpful . Allowing us to explore your land was wonderful . Best walks from a holiday home that we have had for our dogs in all of the 18 years that we have had holiday homes . The family loved your hot tub , they said warmth wise the best we’ve had . People with robust children and we had 5 dogs ,will find the farmhouse stands up extremely well to them . Had a wonderful stay, Thankyou

  • "It was a lovely quaint, roomy cottage."

    Owner was friendly. Games room was a bit tired. Needed revamp. Unfortunately, the internet was down while we were there for about 3 days, but the wifi speed was 2 meg at best which reflects our ratings. Beautiful part of Whales, and lovely walks! If you are looking for somewhere remote, this is for you!

  • "Firstly I would definitely recommend for a big group in our case 2 families with young adults!"

    The people who own the farm were brilliant and so helpful. However it’s not cut out for cooking lots or doing anything special. BBQ - yes! Relaxed - yes. Just lacked a few small accessories in the kitchen like bread knife. Sharp knives, spatula, larger bowls etc. the games room was very tired and the pool cues had no tips but we used it nonetheless. Don’t expect luxury or amazing facilities but do expect a country farmhouse with enough to keep you occupied. And the kites and buzzards flying over and the night sky was totally worth it!

    The only reason we have marked the property down on facilities is because the Wifi proved very unreliable during the week. Otherwise it met all our expectations.

    The only one thing I would add if I had to think of something was just having one shower. Another shower at the property would be great. However, this did not impact our stay, we were very impressed with the cleanliness and the size of the property. Thank you so much for a lovely stay, we would love to return again in the future.

    The farmhouse is beautiful, the surroundings breathtaking and the owners very helpful. Our only issue as a party of 12 was only having 1 shower. Totally understand how it might be difficult in an old property with old plumbing but a second shower would have made a huge difference. We will definitely be back. Thank you.

  • "A lovely farmhouse in a lovely setting, facilities were brilliant."

    Only minor downside was that he Wi-Fi was not available at the time of our stay, but credit to the hosts they did come and explain that there was a problem and the engineer was not coming to sort it until after our stay. With that aside I would definitely consider another stay at the Farmhouse, Lon Las Cottages a very big thank you to you all.

    It was absolutely perfect for us as two families with a small child coming together. If you are looking for a brand new house with no dust in sight it's not for you. This is a working farm and an old property so that has to be taken into account. If you want somewhere to relax that is comfortable and feels like a real home in a beautiful setting, get it booked! The family who own the property are really helpful and happy to answer any questions. We will definitely go back.

  • "The owners were very friendly and helpful."

    The property was a lovely rustic old farmhouse and the outside was in good repair, on a very beautiful farm with amazing views and walks around the area, the play area was great for the kids. On arrival the farmhouse was clean and had plenty of cutlery, dishes etc... However, unfortunately there was quite a few things wrong whilst we were on holiday... No hotwater in the ensuite at all, only one person could have hot water in the morning if someone had a shower in the main bathroom. Light wasn't working in kitchen, but was quickly fixed by the owners, on our last day the electric kept going off, the microwave had no numbers on to tell us how long to put it on for, the remote control had worn off the writing too, so no idea how to use the that. No instructions left to use any of the equipment in the property, such as washing machine, dryer, dishwasher etc... The hob only worked on the left hand side. We weren't able to use the hot tub very much due to the weather, which is not the owners fault, but perhaps for future use they could put a covering of some sort over the pergola so people could still enjoy the hot tub in the rain etc... Also the fairy lights over the hot tub on pergola didn't work, would have been a nice touch on the evenings if they had worked, when we were able to use it. Also the flies and wasps were quite an issue, I had to buy a fly swatter as it got so bad everytime we opened the door to let some air in the conservatory as there was no windows. But being on a farm this was expected.

  • "Before we arrived we were told the farmhouse had to have extra time for cleaning."

    On arrival noticed several areas in the farmhouse that obviously had not been cleaned at all and pointed out some of these to the people running the complex. In fact some areas had obviously not been cleaned for some time. We had problems in the en suite with the hot water to the basin. the setting for the farmhouse is lovely,and everything else met our needs. On reflection another shower would have been useful.

  • "An amazing house, with so much space for a big group."

    The play park and games room is a godsend for groups with young children, and the conservatory is a brilliant space to relax in (rain or sunshine). The addition of a hot tub was greatly appreciated by the parents in the group, even in the thunderstorms on the last night. Providing towels, bed linen and having the space to feed the whole group both inside and out was extremely useful. Katy and Jamie were extremely accommodating throughout the week.

  • "The property itself is impressive, and gives a lot of space for a large group - which we were (10 people, 2 children)."

    However, there's only one shower between 12 people! There is a bath in the en suite but it doesn't have an over-the-head shower. We liked the hot tub, that felt like a great feature. But it recommends you need to shower before entering, so maybe an outside shower could be feasible in the outdoor space. Kitchen is good, big, modern and well kitted out. We enjoyed the outdoor space, it is really well set up for this and the playground is a good touch for keeping the kids entertained. The downstairs bedroom with bunk beds was very musty and had a smell of mould in it. There's very good parking, often this is a problem with other properties in mid/North Wales. Overall, it's a good house, but feels like it needs a bit of modernising in places to be able to cater for the larger groups?

  • "Although a little hard to find (it is well signposted if you know where to look and you will see them once you've been) everyone did manage to find it."

    The farmhouse was the perfect venue for our family gathering. It was very spacious and between the large patio, games room, kids outdoor play area and spacious lounge. Nobody got in anybody's way: it met with the requirements of all generations. The addition of the hot tub this year was a big hit, although I am not a big fan myself. Nothing was too much trouble for the manager who lived in a cottage across the courtyard; he was always in hand and very helpful. Instantly fixing the hot water when it stopped and sorting one of the jets that were not working on the hot tub as soon as it was brought to his attention. The house itself was beautifully old with the added modern conveniences not taking away from the charm. The only minor point we have is there was only one shower and that was over one of the bath tubs. All in all, everyone thoroughly enjoyed the location and the facility. I would highly recommend it to anyone looking concidering it. Mick.

  • "The children were so happy with the play area, games room and hot tub that they never wanted to leave to go to the beach and when we did they were asking how long before they could return."

    Really enjoyed the space and comfort and because the children were so happy it gave the adults plenty of time to relax. Lovely quiet pond at the entrance where we caught tench and roach ghost carp eluded us though but we will definately return to have another go.

    The Farmhouse was warm and welcoming and instantly relaxing. The facilities for our group were exceptional, and we were able to enjoy preparing large shared meals with ease. Enough space across the accommodation allowed the young and old to have their peace when needed. The dogs loved to be by the log fire. The Games Room was an additional treat. The views from the Farmhouse are understated. Highly recommended.

  • "Fabulous farmhouse away from it all."

    Well equipped kitchen, towels & bedding. Plenty of space and superb dining room. Play area for children was excellent though the little slide needs some attention. Games room would have been useful in wet weather. Instructions to find the place and recycling could be improved. Fresh eggs and veg were not available. I never recommend as everyone has different requirements. It was a bit of a drive to sandy beaches but we knew that before we went. The nearest pub seems to have closed and become a guest house. ( Ty Lon? ) Pond was excellent for fishing. For those who want a rural retreat, off the beaten track, this place is ideal and very good value for money.

  • "This is a lovely property for family or group get togethers."

    The rooms have very comfortable beds and are easily configurable to accommodate different sizes of family unit; there is an excellent stock of linen, towels, crockery and glasses. The property would benefit from some larger serving bowls, baking sheets for pizza or baked potato cooking, a serviceable vegetable peeler and some Bar - B - Q implements. Such additions would greatly enhance the ease of family eating but did not significantly detract from our enjoyment of the property. The games room was well used by us and everyone from young to old enjoyed the facilities. Internet was slow and only suitable for e mails and did not work for half the holiday. Compensated to some extent for by a full Sky Service on a large TV, a DVD player and a good library of DVD's in the games room. When approaching, it may be worth advising guests that it is a long approach drive which increasingly becomes a farm track; need to persevere.

  • "This accommodation is really fantastic."

    The farmhouse is well-located, extremely spacious and was able to comfortably absorb a large group. The outside facilities are great for the kids, the games room was well used and the little playground is a lovely safe environment in which the kids can run free. Finally, the owners were kind and considerate - letting our children feed the farm animals was a lovely touch and made the holiday especially memorable for them. Would definitely recommend.

  • "Exceptional holiday in all aspects."

    The farmhouse was wonderful (clean and well stocked) and the location was superb. The only slight complaint would be that the bed matresses were not to our preference, but thats nit picking given there is no way all tastes could be catered for. Would definitely return (all 11 of us) - we loved it.

  • "Party of 8 booked for 7 nights, what a nice house."

    very roomy downstairs plenty of space to spread out. well equipped kitchen (could do with a filter coffee machine though) loads of pots and pans, baking dishes etc. dish washer in kitchen with two fridges in the utility room next to kitchen. comfy lounge with large telly and two sofa's (see pictures). Conservatory with wood burner also sporting two sofas most comfortable, spent most of my time in here when not out, eating or sleeping. has a big table and seating for 8/10 ish without a squeeze. upstairs, most comfortable I thought the beds were just fine as beds go, which is somewhat subjective etc. headroom is on the low side caught my head twice on doorways i'm only 5-11 you have been warned. Fishing pond back down the lane is very much worth bringing some fishing gear for, over a 7 day stay two of us managed to land 70 odd fish mostly common & mirror carp and some small tench, most of the carp were 1/2 to 1 lb or so, we did manage to connect to and land several larger fish in the 6-8 lbs range and one bigger common of 13-15 lbs approx. larger fish were taken on ledger rig into middle of the pond however several of the larger fish also readily responded to float methods at short range.

The property

This superb detached farmhouse is excellently presented with open beams, original stone walls and feature fireplaces throughout.

The impressive conservatory, with glorious vaulted ceiling, comfy seating and dining area is a wonderful light and airy spot, made cosy by a second warming woodburner.

Leading from the conservatory is the large, private patio area with barbecue, perfect for alfresco dining on sunny summer afternoons.

A charming farmhouse kitchen with cartwheel light fittings features a five-hob range and a double oven, with a utility room at the rear.

A spacious living room with feature fireplace, woodburner and 52” TV with Sky leads to the king-size double bedroom.

The bunks bedroom and WC offer further space on the ground floor.

Upstairs, there is a family bathroom, a single bedroom, two double bedrooms, one of which has an open-tread stairway to a pretty little galleried room and a king-size bedroom with one of the largest en-suite bathrooms ever seen.

With character walls and beams throughout, thoughtful touches and all the mod cons, The Farmhouse is a fantastic choice for larger groups.

There is also a large shared lawn and a children’s play area, plus a games room with a log fire, pool table, table tennis and games console, allowing you to join in all the fun with the other guests and make new friends. Take a stroll down to the owners’ fishing lakes for a spot of quiet time, or enjoy breathtaking woodland walks and National Trust footpaths from the doorstep, which once belonged to the Llanerchaeron estate. The Farmhouse stands proud at the top of the courtyard, while The Stables and Mill Cottage form part of a three-cottage stone barn conversion at the side. Each is superbly presented and equipped, whilst still retaining many charming character features including open beams and stone walls. You may wish to spend the whole of your holiday here enjoying the private fishing ponds, fresh eggs and homegrown vegetables from the farm, along with the resident chickens and sheep, but from the doorstep you can also walk down to, and along, the River Aeron, join country cycling routes (the properties are part of the Walkers and Cyclists Welcome schemes), or just relax and enjoy watching the Red Kites and other wild birds overhead. The NT café, house and gardens of Llanerchaeron are a five-minute walk or short drive away. The local area offers picturesque coastal towns with shops, tea rooms, pubs and, of course, beaches (many of which are dog-friendly). For a secluded seaside stroll, or to try some surfing, then pop along to the sheltered bay at Aberarth, a hidden gem. The local area is bursting with activities, from horse riding and golf to boat trips and beach days, so you’re certain to find something to suit all ages. With so much to see and do on-site and in the surrounding area, these cottages are the perfect choice for a tranquil Welsh break.

Aberaeron is perfectly positioned to enjoy boat trips and watersports, or coastal and countryside walks and cycle rides. Short drives to Cardigan to the south, or Aberystwyth to the north offer more shops, craft centres, museums and cinema or theatre visits. A wonderful Mid Wales location all year round.
