  1. Main road is 25 yards from the building so some road noise may be heard in the gardens and hot tub area

  2. Max 14 adults and 2 children up to 16 years.

  3. Second floor family room and double room have no access doors and are separated by partition walls.

  4. The house overlooks a working farm so some farm machinery visible from the cottage

  5. There is a small, unfenced pond situated 100 metres from the front door of the property. Children should be supervised in this area.

  6. Please confirm at least 14 days prior to arrival whether you need the zip/link beds to be made up differently to what is listed in the description.

  7. This property has a refundable Good Housekeeping bond of £300.
