The Barn lies at the intersection of Lincolnshire, Cambridgeshire and Norfolk, making it a perfect family base for a relaxing and fun-filled holiday. The 19th-century barn conversion near Long Sutton offers peace and tranquillity in a delightful and modern rural cottage with expansive gardens.

The lovely building houses one twin room and a room with a 6 ft double. The bathroom contains a bath with shower over, basin and WC, while a WC and basin is on the ground floor. The fitted kitchen is modern and spacious and includes a dining area.

A comfortable sitting room attracts natural light and contains a TV with Freeview, a Blu-ray player and a small selection of books and games.

Electric wall heaters keep The Barn warm and cosy, and guests can also expect off-road parking, WiFi, laundry facilities and amenities for young children.

Dogs must be kept downstairs and off the furniture in the sitting room and have more than enough space to run free in the large, enclosed, furnished, lawned garden, which is also an ideal spot for the kids to play and for the adults to relax and dine.

Garden great for young children. The Barn was stocked with essentials. Had toys for young children and an easy walk to store and pub.

This is our 6th cottage and it was definitely the best! It was very clean and modern, the rooms were large and very comfortable. The children really enjoyed the garden, climbing the big tree and running around. Overall the Barn was fantastic and we had no problems at all. Would definitely recommend, may even book again!

We were very happy with the accommodation. Given that we came over from Australia, we weren't quite sure what to expect. Owners were very friendly. We loved the fact it was outside of a busy town. Shops etc. were within walking distance.

The Barn was delightful, very cosy, with everything we needed. The owners were helpful but discreet. The village of Long Sutton was a proper traditional village, with friendly people. The antiques centre was a nice surprise. We would certainly come again.

The holiday was like a home-from-home. Everything that you could want was there. A good base for exploring. The Ship Inn is very close and the food is great, portion sizes are large. The Granary bar and restaurant in the centre of Long Sutton does a great Carvery. All in all this was a great holiday made even better by the English weather behaving itself.

Cosy Bakery

The Old Bakery has been very nicely and sympathetically restored. Lovely kitchen/diner and cosy lounge. We had a problem with one of the heaters not working properly but the owner very quickly sorted this out for us. Good base for seeing many towns within easy reach.

A good week

A nicely renovated property with a welcome from the owner on arrival. There were pubs nearby for drinks and meals. A windy walk along the wash was only a few minutes drive away and nearby Wisbech is an interesting old town. We had an agreeable week break there. Recommended.

Very pleasant and enjoyable

'The Barn' was the nicest place we stayed at over our 6 week trip. The accommodation was warm, cosy, quiet and overall very well fitted out. The owners were very pleasant and helpful.
We had chosen this area as we were tracing our genealogy and it was close proximity to the areas that we wanted to visit.

Lovely stay

Just come back from a week at the barn Lovely accomodation and lovely large bed in the main bedroom. Owners very friendly and barn very well equipped, everything thought of.

Fantastic!!

Owners very friendly and there if you needed them.The Barn was excellent very clean,and everything you would need a real home from home.
The Barn is in a great Location with Local shops and pub.And Not far from Spalding,Kings Lynn.
Only negative comment i have was no wifi. But that's just my personal opinion.But if you want a great relaxing holiday then the Barn is the place to go.

Noisy Road

Clean, and functional.
Unfortunately it is situated on a busy and noisy road, the traffic starts up very early in the morning. The garden only becomes enclosed if the main drive gate is closed and to be honest it was an inconvenience. The garden whilst not overlooked is a bit untidy.

Clean, comfortable and well-equipped

We enjoyed our stay as the Barn was attractively decorated and very well equipped..Huge, comfortable, king sized bed, big kitchen, big new TV. Handy downstairs extra loo and sink. The noisy road didn't bother us in the main bedroom but may have in the smaller room if you had four staying. Nice, helpful owners. Good food at pub a few houses up.

Clean & tidy

The barn is very clean and tidy. We travelled with my parents, our 16 month old daughter & our dog. Slight niggles, not negatives, just points to be aware before you book:-
1. There is no enclosed garden for the dog, there is a very nice grassed garden with trees , a patio type area with seating and a gravel area for parking but not an enclosed area to just let your dog free, we had to take ours out on his lead as there is a busy road.
2. The road is quite noisey in the main bedroom
3. The whole building creaks, this was only a problem when our baby was trying to sleep
4. There are a lot of spiders, it must be noted that this will be due to the area and the trees etc
5. The toilet seats do not stay up this was a problem for both male and female alike.
6. The owners home is very very close, you have to walk passed there windows to get in and out of the barn.
These points are just minor niggles.
The building was also painted while we where staying which seemed a little odd that the owners would choose a time when guests where in to have the building painted.

On the upside

  1. It was very good value for money
  2. The big bedroom bed is very comfy
  3. The 'welcome' tray of tea and milk is a very nice helpful touch
  4. The barn is tastefully decorated
  5. Everything you could need is provided, towels, fridge, freezer, iron, fan, alarm clock, hairdryer etc etc
  6. A very nice pub is about half a minute walk away for food and drinks
  7. Local shops are not far away and can be easily walked
  8. Ample parking

All in all the barn is very nice, very warm, tidy, clean and inviting. We would recommend a stay to our friends

So much more than expected

A delightful cottage that photos don't do justice to. Extremely well equipped and immaculately clean and tidy. We have had a fabulous fortnight in this beautiful barn with two teenagers and two dogs and we have loved every minute of it. Would definitely come again and would definitely recommend to others. Loved the unexpected milk, tea, coffee, muffins and biscuits. Very welcome after a long journey.
Really well placed for Fakenham, Kings Lynn, Hunstanton, Brancaster, Ely, the Lavender Centre, dog friendly beaches, and so much more. The village is beautiful, the chippy is excellent value and fresh, fresh, cod. The pub opposite serves a delicious steak too!
Felt relaxed from the day we arrived, despite a couple of hiccups - on those, the local vets were outstanding, as was the formula one garage in Kings Lynn.
